Cole Easdon produced the Transport Assessment, Travel Plan and Flood Risk Assessment to support the planning application.

The application proposed 402 apartments, a 133-bed hotel and office space, alongside additional mixed-use accommodation to include a gym, café and restaurant. The development will be highly sustainable, taking advantage of the site’s location on the edge of Oxford City, with limited car parking provided on-site alongside extensive cycle parking and a car club.

 

A robust case was provided within the Transport Assessment that demonstrated that traffic modelling on an extremely busy and sensitive part of the highway network in Headington was not necessary, with resources instead being focussed on the sustainability of the development and the design of a suitable and safe site access.

Our Experts’ Input:

A Flood Risk Assessment and Drainage Strategy were prepared following extensive negotiations and technical discussions with the Oxford City Council and Oxfordshire County Council Drainage officers, and Thames Water.

Cole Easdon prepared a holistic sustainable drainage scheme, comprising extensive green/brown roofs, large areas of permeable paving, rain garden corridors, storage basins and open ditches, which were intrinsically integrated within the site’s landscape and offered water treatment, amenity and biodiversity benefits in addition to surface water management. Thames Water were also engaged in extensive negotiations to facilitate an appropriate foul drainage solution.
