The scheme comprised the redevelopment of a portion of the existing light industrial units on Norlington Road in Leyton, London.

The scheme proposed 44 new homes together with circa 400m2 of flexible ground floor commercial space and a communal amenity area. Aside from 5no. Blue Badge parking bays, the scheme is car-free, with a new crossover vehicular access provided off Norlington Road.  This project is intended to be the first phase of the wider redevelopment of the Norlington Road industrial estate.

Working with the Design Team, we helped achieve an efficient layout on a constrained site.

We helped to ensure that the requisite number of Blue Badge parking bays could be accommodated. Following dialogue with council highway officers during pre-app, it was necessary to commission surveys of the usage of the existing loading bay on Norlington Road to ascertain its suitability to accommodate servicing trips associated with the proposed development. The subsequent analysis demonstrated sufficient spare capacity, thus avoiding the need for service vehicles to come onto the site and ensuring a more efficient site layout.
