Cole Easdon produced a BREEAM (Building Research Establish Environmental Assessment Method) compliant Travel Plan to support a refurbishment of 5 Fleet Place within the heart of the City of London.

The City of London Corporation require all developments to demonstrate the highest feasible and viable sustainability standards in the design, construction, operation and end of life phases of development.

 

Re-development proposals must aim to achieve a BREEAM rating of ‘Excellent’ or ‘Outstanding’.  A Travel Plan must be submitted which meets the requirement of Tra05 of the BREEAM UK Refurbishment and Fit-out 2014, Non-Domestic Buildings Technical Manual.

Our Experts’ Input:

The objective of the Travel Plan was to help the developer achieve an ‘Excellent’ BREEAM rating.  In order to achieve this the Travel Plan provided the following information:

-A thorough analysis of the site’s accessibility by sustainable modes of transport, including:

+ walking and cycling routes;

+ the location of nearby cycleways;

+ the accessibility of the site by walking and cycling;

+ current facilities for cyclists including the location of cycle hire schemes in close proximity to the site;

+ a summary of local bus services including the location of nearby bus stops; and

+ a summary of local rail and London Underground services.

-A public transport accessibility index score, calculated by identifying bus stops within 650m and rail stations within 1km (identified as nodes) and the average number of trips per hour (one-way) at each node between 08:00 and 19:00;

-A summary of local facilities and amenities located within 500m of the site; and

-Identifying features within the site and within the surrounding area for people with disabilities including local rail and underground stations, taking into account all types of disability including mobility, visual and hearing impairment.

A site visit was carried out to assist with the production of the Travel Statement to identify whether facilities and routes were accessible for all users (including for all disabilities and by all modes).

Cole Easdon worked with the client to create and run an online Travel Survey, the results of which provided an analysis of the travel patterns and impacts of current employees to and from the Fleet Place site.  The results were then included within the Travel Plan.  Information obtained from the survey included:

-The working patterns of staff, including their arrival and departure times to determine the peak periods for arrivals and departures at the site;

-Details about where they travelled to and from including:

+ distance;

+ travel time;

+ home destination;

+ the mode that was used the greatest distance to travel to and from Fleet Place; and

-What would encourage an employee to travel to work by bus, bicycle and on foot.

Working with the developer, a number of measures were offered in order to help meet the required BREEAM accreditation.
