Our transport consultants produced the Transport Assessment and Travel Plan to support DHL's planning application at their site at Lakeside Industrial Estate.

The application proposed a change of use from food preparation and processing, logistics and a distribution centre within use class B2 General Industrial to B8 Storage or Distribution, to allow another operator to take over the site. The previous food preparation element was at one time linked to Heathrow Airport and generated a significant volume of associated vehicular traffic, contrary to standard trip generation analysis for the use class via the TRICS database.

 

There was a significant risk that upon comparing use classes, the local highway authority would be concerned regarding increased trip generation resulting from the change of use and a potential request for mitigation and / or financial contributions as a result.

Our experts provided a robust case within the Transport Assessment and were able to readily provide further information in a follow up Technical Note tailored to specific comments from the local highway authority.

Our approach to the application resulted in no objection being raised. A request for some 27 electric vehicle charging points (10% of the total parking provision) was also successfully challenged, with a compromise of just six charging points being provided in the end.
