Cole Easdon was appointed to provide Transport Planning and Water Management services to support a planning application for the reconfiguration, alteration and extension of Ariel Hotel at Heathrow, LB Hillingdon.

As one of Britain’s first dedicated airport hotels, which features an unprecedented circular layout plan, its close proximity to Heathrow Airport means it has welcomed countless travellers through its doors, since it was opened by Queen Elizabeth 2nd in 1960.

 

The redevelopment proposals consisted of an additional 113 hotel rooms within a reconfigured and refurbished hotel and 98 apart hotel rooms located within a new 4 storey block to the north of the existing hotel building.  57 No. car parking spaces (inclusive of 12 spaces which will benefit from active EV charging provision) were proposed within a new car park arrangement, representing a reduction of 61 spaces from the existing situation.

 

As part of the Transport Assessment, a comprehensive Active Travel Zone Assessment was undertaken to assess how future users of the site will be able to make key journeys from the site by sustainable modes of transport.

Our Experts’ Input:

A SuDS strategy for the site was developed for the proposed apart hotel building to ensure that development proposals did not increase flood risk over the lifetime of the development. The SuDS strategy provided significant betterment in terms of offsite surface water discharge rates for the apart hotel over the existing unattenuated rate from the same area.

Thames Water were engaged during pre-application discussions in relation to the surface water and foul water connection to the existing sewerage infrastructure.

We worked alongside architects Ackroyd Lowrie and planning consultants Hybrid Planning and Development on the project.
